The Collateral Valuation Report (CVR) is a desktop application that is capable of valuing properties as accurately as a URAR report, quickly and at a fraction of the cost. The CVR is completed by a certified appraiser with local market knowledge. The CVR integrates public records, MLS data, flood, imagery and other relevant data directly into the report. In addition, the appraiser can define the neighborhood and use the most sophisticated analytics available. Adjustments are supported, comparable sales and listings are ranked and scored, and all the data is available for an appraiser to interactively provide the most supportable valuation solution.

CVR Uses  
The Collateral Valuation Report (CVR) can be utilized for any valuation service except for loan originations that are governed by Fannie Mae, Freddie Mac, HUD or VA. The CVR can be utilized for any non-agency appraisal need. The CVR is an appraisal report and meets USPAP requirements and complies with inter-agency guidelines. The CVR can replace current valuation methods in the following: portfolio lending, HELOCs and Home Equity products, desktop appraisals, BPO’s, review appraisals, appraisal supplements, quality control, fraud prevention, AVM Appraisal Assisted Valuations, bank collateral evaluations, short sale, pre-foreclosure and REO appraisals, loan modifications, legal work, forensic appraisals, servicing portfolio analysis, PMI removal, bail bondsman valuations, estate and divorce valuations, tax assessments, challenges to tax assessor values and homeowner valuations.

The CVR is a desktop appraisal, but can be customized with a drive-by component or include an interior inspection depending on the particular client’s needs.

Completion and Turn Times
The recommended guideline is to turn the report in 24 to 48 hours.

Typically the Desktop CVR price is $250, the Drive-by CVR $275 and the Interior Inspection CVR ranges from $300-325, depending on complexity.
